Lot 443 is located at 443 Waterway Drive inside River Ranch RV Resort in Lake Wales, Florida. Instead of settling for a basic campground site, you can wake up beside the canal, enjoy coffee by your private dock, and come back to a quiet waterfront setting after a day of exploring River Ranch.
The site is approximately 45 feet by 25 feet and offers the essentials for a comfortable RV stay while putting you close to the unique Western-style attractions that make River Ranch one of Central Florida’s most memorable RV destinations.

Your Lot 443 reservation gives you a waterfront home base inside River Ranch. Nearby Westgate River Ranch Resort & Rodeo offers a wide range of Western, outdoor, and family activities.
Important: Westgate activities are operated separately from Lot 443 and may require additional tickets, fees, waivers, or reservations.
River Ranch Resort Fee & Guest Check-In
Lot 443 is privately owned, but all private-rental guests are also required to check in with River Ranch RV Resort. The resort fee is separate from your Lot 443 rental payment.
What the Resort Fee Covers
Laundry use itself is not included in the resort fee. Guests must purchase a separate laundry card with cash at the machine outside the Mustang Center.
Owner Guest Registration
River Ranch requires an Owner Guest Form for every private rental or guest stay when the owner is not present. This applies whether you book Lot 443 directly, through Airbnb, or through another booking platform.
Please complete our online registration form before arrival so the required guest information can be provided to River Ranch RV Resort.
River Ranch Check-In Is Required
River Ranch currently lists private-rental check-in hours as 12:00 PM–9:00 PM. Guests are required to check in with resort staff, review the community rules, sign that they understand them, and then be directed or escorted to their lot.
Guests arriving after resort check-in hours may be asked to remain in the staging area until normal operating hours. Plan your arrival accordingly.

River Ranch RV Resort requires guests to review and acknowledge the community rules at check-in. Lot owners are responsible for the conduct of their renters and guests.
Simple, Clear Cancellation Policy
For reservations made directly through Cozy Vacation Stops, the following cancellation policy applies.
One complimentary date change may be requested at least 14 days before check-in, subject to availability and any rate difference. Normal Florida rain, thunderstorms, heat, or cold do not qualify for refunds. If the resort closes, Lot 443 becomes inaccessible, or a mandatory evacuation affects the property, affected nights may be rescheduled or refunded according to the direct-booking policy.
